Kentucky HVAC Equipment Refinance for Commercial Contractors
Kentucky HVAC contractors refinance rooftop units, chillers, and controls to trim payments, clear old debt, and keep projects moving before peak cooling season.
In Kentucky, refinance requests usually come from owner-operators and mechanical subs who just finished a run of rooftop replacements on Louisville retail strips, Lexington office parks, Bowling Green warehouses, or school retrofits that had to clear local mechanical code and permit closeout before the next cooling season. Humid summers, cold snaps, and the freeze-thaw cycle push compressors, controls, and curb-mounted package units harder than owners expect, so the contractor who already solved the comfort problem often wants to clean up the debt before the next cooling season starts.
The contractors we see most
We usually work with owner-operators, mechanical subs, and service-heavy shops with crews in the field from Northern Kentucky down through Elizabethtown and the I-65 corridor. The common borrower is not buying a vanity asset. They are refinancing gear that is already earning: RTUs on multi-tenant retail, boilers and hydronics in older buildings, split systems in medical and office suites, make-up air units for kitchens, and chillers or controls upgrades for higher-end institutional work in Louisville and Lexington. Deal size tends to track the project mix. A single roof replacement or light commercial package can be a modest refi, while a shop bundling several installs, a service truck package, or a chiller-plus-controls job can move into a larger six-figure balance.
What changes in Kentucky
Kentucky jobs have their own friction points. Local mechanical permits, inspection signoff, and energy-code compliance can slow a closeout in Louisville Metro, Lexington-Fayette, or a smaller county AHJ even when the equipment is already installed and the building is cooling again. On downtown jobs in Lexington or historic blocks in Louisville, access, crane timing, curb adapters, and after-hours work often matter as much as the invoice. We also see utility rebate paperwork show up on higher-efficiency replacements, especially when the owner wants to offset part of the cost of a better RTU, heat pump, or chiller. That is one reason a Kentucky contractor may refinance instead of leaving the original note in place: the work is finished, but the cash flow drag is still sitting on the balance sheet.
How we structure a refinance
For Kentucky contractors, refinancing usually means paying off an old lease, vendor note, or high-rate term loan and replacing it with one payment that matches the actual useful life of the equipment. If ownership matters, we use a term-loan style structure. If the contractor wants to preserve cash and keep the tax treatment clean for the CPA, a lease or lease buyout can make more sense. A line of credit is different: we use it for deposits, freight, crane charges, controls change orders, or payroll while a Louisville or Bowling Green project is in motion, not as the main home for a rooftop unit that is already bolted down.
Straightforward equipment refis can fund in 3-7 days once the payoff and asset details are clean. If the borrower is cleaning up more than one obligation, or wants a longer runway, SBA 7(a) can be the right lane. The tradeoff is heavier underwriting and a slower clock, but it can reach 10-25 years and consolidate larger balances. We still coordinate with tax planning on the back end, because qualifying financed equipment can still be eligible for Section 179 expensing, and the current deduction limit is $1,220,000.
What we ask for
The Kentucky file moves fastest when the borrower has the basics ready before we quote. On standard equipment financing, we usually want about 6 months in business, a 580 FICO floor, and stronger pricing or zero-down options when credit is 650+; SBA asks for 24 months in business, a 640 FICO floor, and at least $100K in annual revenue. We also want the last 6-12 months of business bank statements, current AR and AP aging, the equipment invoice or signed quote, the existing lease or payoff letter, contractor license and insurance, EIN and entity documents, and the mechanical permit or inspection paper if a Kentucky city or county has already issued it. If the units are already installed on a commercial roof in Louisville, Lexington, or Paducah, photos and a serial-number list help us tie the asset to the paper without going back and forth. The cleaner the file, the easier it is to refinance without interrupting the job or the service schedule.

Frequently asked questions
Can a Kentucky contractor refinance equipment that is already installed?
Yes. We do this on Louisville retail roofs, Lexington office buildings, and Bowling Green light industrial jobs when the asset is already in service and the payoff is clean.
When does SBA 7(a) make more sense than standard equipment financing in Kentucky?
Usually when the shop wants longer amortization or is consolidating several debts. SBA 7(a) can run 10-25 years, but it takes 24 months in business, 640 FICO, at least $100K in annual revenue, and a slower 30-90 day process.
What paperwork slows a Kentucky refinance the most?
Missing payoff letters, unsigned equipment quotes, incomplete bank statements, or a county permit that has not been closed out yet. We also want the contractor license, insurance, EIN, entity docs, and any installed-unit photos or serial numbers.
